The Development

The tower on Jalan Tun Razak is a single mixed development split into three blocks. A 28‑storey corporate office. A 37‑storey Regent Hotel, managed by IHG, with 259 rooms. And Golden Crown Residence, 490 homes stacked across levels 13 to 57.

It means the concierge desk, the arrival court and the address itself are built to hotel standards rather than apartment ones. Ten to eleven units share each floor, served by five lifts.

Construction has passed 65 per cent. Completion is targeted for December 2026, which is close enough that what you are buying is a building you can already see, not a promise you have to imagine.

Why buyers are looking

  • Completion is targeted for December 2026 and construction has passed 65 per cent, so the build risk that normally sits between booking and keys is largely behind this one.
  • An underground link puts a two‑line MRT interchange and a mall 50 metres away, without going outdoors.
  • A Regent Hotel managed by IHG operates in the same development, which sets the standard the arrival and concierge areas were built to.
  • Ten to eleven units per floor across five lifts. Waiting for a lift at 8am is a real cost that most towers hide.
  • The Type C dual‑key layout separates into two lockable halves, so one address can be both a home and a let.
  • Every unit is handed over partly furnished, including appliances and air‑conditioning.

Why some will walk away

  • Leasehold, expiring 11 February 2111, on a commercial master title. If you will only buy freehold residential, this is not your building.
  • Thirty Type A1 units on levels 13 to 22 come without a car park bay. In this part of the city that affects both resale and rental.
  • Commercial title generally means utility tariffs and assessment rates above residential ones. Budget for it.
  • Entry is RM1.28 million for 624 sq ft. On a pure ringgit‑per‑square‑foot basis there are cheaper addresses within a few kilometres.
  • One to two bedrooms only. Larger families will not fit.

How much is Golden Crown Residence?
Gross list prices start at RM1,280,000 for a 624 sq ft Type A1 and run to roughly RM3,031,000 at the top of the range, which works out from about RM2,051 per sq ft. Prices are subject to change without prior notification. Message us for the current list against the units still available.
Is it freehold or leasehold?
Leasehold, expiring 11 February 2111, on a commercial master title. That is roughly 85 years remaining. Commercial title usually carries higher utility tariffs and assessment rates than a residential one, so factor that into your monthly holding cost.
When is vacant possession?
The developer is targeting December 2026, and construction has passed 65 per cent. We do not promise a handover date on this page, because only the developer can commit to one and the SPA is what binds it.
Does every unit come with a car park?
Almost. There are 492 bays for 490 units, but 30 Type A1 units on levels 13 to 22 are sold without a bay. If a car park matters to you, say so before you pick a stack and we will steer you away from those floors.
What is the dual-key layout?
Type C, at 1,023 sq ft, splits into two lockable halves sharing one entrance foyer. Each half has its own bedroom and bathroom. Owners typically live in the larger half and let the smaller one, or keep both for family.
What facilities are there, and where?
Levels 58 and 59 hold the pool, wading pool, sun deck, gym, playground, game room, reading room, multipurpose room, lounge and surau. The ground floor has the concierge, 24‑hour security and a kindergarten. Estimated maintenance is about RM0.80 per sq ft.
Is it near an MRT station?
Yes. There is an underground link from the development to a two‑line MRT interchange about 50 metres away, along with a feeder bus stop and a hop‑on hop‑off stop at the same distance.
